Three things to know before you walk into a model home

  • The model-home rep works for the builder. Lovely people — contractually not on your side. Builders often contribute toward buyer-agent compensation, but your written buyer-representation agreement controls what you owe. Confirm the builder's co-op offer in writing before you register.
  • Negotiate incentives, not sticker. Builders often defend base prices to protect their comps, but rate buydowns, closing costs, upgrades and lot premiums are frequently in play — especially on completed inventory homes. (Our Gate Map shows exactly which homes are sitting complete.)
  • Inspect new construction anyway. Pre-drywall and pre-closing. City inspection is not a substitute for an independent inspection; independent inspectors still find things.
