Three things to know before you walk into a model home
- The model-home rep works for the builder. Lovely people — contractually not on your side. Builder pricing already anticipates buyer-agent participation, so bringing your own agent typically costs you nothing.
- Negotiate incentives, not sticker. Builders defend base prices to protect their comps, but rate buydowns, closing costs, upgrades and lot premiums are all in play — especially on completed inventory homes. (Our Gate Map shows exactly which homes are sitting complete.)
- Inspect new construction anyway. Pre-drywall and pre-closing. Every builder on this list will tell you their homes are inspected by the city; independent inspectors still find things.
