The finished one on the quiet end of Hillside Park

Last month's pick went under contract, which is the honest hazard of writing about one specific house. So this month's is the other finished home on the board — and the case for it is different enough to be worth walking through.
This month's pick is 925 Pettus Pl, listed at $368,800. It is now the only home on this site that is both complete and available. Every other home in the current inventory is either still under construction with a completion date between now and late December, or has no published completion date yet. If your timeline does not have four months of slack in it, this is the list you are actually shopping from — and right now that list has one home on it.

What the extra $39,800 actually buys
Against last month's pick this one costs more, and it is fair to ask what the money does. Two things, measurably. The first is 119 more square feet — 1,937 against 1,818, on the same four-bedroom, two-bath count. That is not a dramatic difference, and I would not build a decision on it alone.
The second is the one that matters more: it is a different kind of location. Hillside Park sits north and west of the far-east new-build corridor, which changes the shape of every drive you take out of the driveway.
Drive times, measured the same way for every home on this site
These come from the same routing engine that powers the Gate Map, computed from this exact address rather than from a neighborhood centroid.
| Destination | Drive time |
|---|---|
| MSgt. Pena Gate, Fort Bliss | 26 min |
| I-10 (Darrington Rd exit) | 12 min |
| Downtown El Paso | 28 min |
| UTEP | 32 min |
| El Paso International Airport | 29 min |
Here is the honest read on those numbers. To the freeway this home is four minutes slower than last month's pick — 12 minutes to the Darrington Rd ramp against 8. If your life runs on I-10, that is a real and permanent tax, twice a day, and you should weigh it.
Going the other way, it is a minute closer to Fort Bliss, and the spread across gates is wider here: from this address the nine gates run 22 to 29 minutes, against a four-minute spread from the far-east corridor. The gate you actually badge through changes your commute by up to seven minutes — enough that it is worth running your specific gate on the map rather than trusting an average.
Why "complete" is doing heavy lifting right now
Twenty-one homes on this site show as available. Exactly one of them is finished. The rest are dated from now through late December, plus a group in Emerald Estates with no completion date published at all.
That gap matters more than it sounds. A completion date on a new build is a forecast, not a delivery guarantee — weather, inspections and trade scheduling move them, usually later rather than earlier. If you are timing a lease ending, a school year, or a report date, a finished house removes the variable entirely. You can tour this one, get an inspection on the actual structure rather than a plan set, and know what you are buying.
What you give up is the other side of that trade, and it is genuine: on a finished home the finishes and the lot were chosen for you, and you have no say in either. If picking your own package matters, you are better served waiting for one of the December homes — and I would tell you that directly rather than sell you this one.
